Patricia Flynn is a founding Principal of The Maxima Group LLC, and a specialist in real estate economics and market analysis. She has nearly 30 years of experience assisting public and private sector clients to realize the highest and best use of their real estate assets through creative approaches to development and asset management. She has advised clients on real estate development projects with a total value of more than $7 billion.
As founding Principal of The Maxima Group LLC, Ms. Flynn has significant experience assisting both public agencies and private sector investors and developers. For private sector clients Ms. Flynn provides highest and best use analysis for both new development and redevelopment of operating properties. She conducts market research to support the assumptions used in the investment analysis. She also provides assistance with capital structuring, including project underwriting and negotiating the terms of debt and equity investments. Ms. Flynn frequently works on troubled assets, often in the context of bankruptcy or litigation.
Services to public sector clients include highest and best use analysis for surplus real estate or joint development; cost of occupancy and location analysis for strategic deployment; and negotiation support for ground lease structuring. Ms. Flynn has completed many comprehensive studies on the impact of transit oriented development. Public sector clients include Federal, State, and local governments, as well as special agencies such as the Metropolitan Water District and the Los Angeles Metropolitan Transportation Authority (Metro).
Ms. Flynn is an expert in ground lease negotiation. She has negotiated business terms for more than 50 ground lease transactions encompassing both new ground-up development as well as “second generation” ground leases designed to encourage capital investment and redevelopment. Virtually all product types are represented: multifamily, commercial office, retail, and industrial.
Ms. Flynn’s real estate industry experience includes planning, architecture and engineering project management, and development. Before founding The Maxima Group LLC, Ms. Flynn was a real estate consulting Partner at Coopers & Lybrand LLP. She has an MBA from the Anderson Graduate School of Management at UCLA, with a double concentration in urban land economics and finance. She is a Counselor of Real Estate (CRE), as well as a member of Lambda Alpha and Urban Land Institute (ULI).
