Proposed: R.E. Policy and Standards (Top Ten 2018-19)

    Various issues related to real estate policy and standards were cited by our members as an issue for the 2018-19 Top Ten. Here are some of the responses we’ve received so far.

    • The amount of dry powder of real estate funds is very high at above 150 billion.  This high amount of dry powder creates pressure on fund managers to chase yield and invest in sectors that are not very resilient to potential downturns.  Even though underwriting standards have been strict, I am concerned that we will see deterioration on standards as we move forward.
    • Pending changes in floodplain regulations. Potential changes in storm water drainage policies.  For example, City of Houston may require onsite detention to redevelop a site that was previously impervious and didn’t originally provide detention.
