Abstract: The Washington Real Estate Investment Trust (WRIT) provides a unique opportunity to study strategy. Frank Kahn, the CEO of WRIT, not only has created a successful REIT which has consistently outperformed other REITs for decades, but he has formulated a strategy which is consistent with academic research. This article attempts to document WRIT’s strategy and evaluate it in terms of currently acceptable theories.
