Abstract: How the statistical technique known as the null hypothesis can be applied to the question of whether or not aircraft overflights and/or the existence of an avigation easement has an effect on property values. the technique also could be used to determine whether or not there is a value-affect from proximity to parks, freeways, schools, open air theaters, etc. Application of the technique could lead to less subjective decision making.
