Abstract: This article identifies the operating business component of investing in real estate, its importance in property operations and hopw it is priced at both portfolio and property levels. The thesis presented here is as follows: real estate is an operating business which renders it both an asset class within the investment world and a distinct business area within the real economy. The broadening scope of real estate management has made property and asset managers more like CEOs able to control and add value to individual properties through comprehensive strategic planning and marketing.
