Abstract: This manuscript describes the problems of converting corporate headquarters to multi-tenant buildings and offers some solutions. The author explores the effects that location, design, tenant improvements, zoning, lobbies, signage, elevators, cafeterias, building systems, management team, and market perception, have on the ability to entice potential tenants to a converted structure.
