Investors were relieved when first quarter 2016 economic data started coming in and GDP growth was positive (albeit barely), the manufacturing index showed slight growth for the second month in a row, and retail sales finally started to climb. However, the uncertainty dominating the investment environment is also affecting the commercial real estate market, as volume declines, returns inch down, and investors keep the spotlight on value. Besides the usual quarterly cap and yield rates for the institutional market, regional markets, and the top 48 metro markets, the report also closely monitors ongoing investor sentiment as prices pressure values.
