Mini Consulting Corps Project I

📍 Kimpton Eventi Hotel

• Bushwick Abbey

Iglesia de la Santa Cruz and Bushwick Abbey, two Episcopal congregations, share space in Brooklyn and serve Latinx neighborhood residents and area artists and young creative professionals. The 100+ year-old two-story church building is in poor condition. The congregations would like to build a new structure to meet their needs and serve the community. Partnering with the hospital across the street has been the focus; however, the project is stuck. Join leaders from Bushwick Abbey and the Episcopal Diocese as part of this mini-Consulting Corps assignment to offer Counselor creative problem-solving to address Bushwick Abbey’s questions.

Key Questions to be Addressed

1. How can the redevelopment concept that involves partnering with the hospital be moved forward to favorable resolution?
2. What would make it more profitable or attractive to potential investors?
   • Should the diocese search for a joint venture development partner? If so, what terms should they seek?
   • What funding sources might be available for this type of project (eg. New Markets Tax Credits? Incentives related to medical facilities?)
   • What equity investors/funds might support this project? And what returns would they require?
   • What trade-offs should the church consider (eg. less square footage dedicated to the church?)?
3. What alternative approach(es) should the church consider other than a redevelopment partnership with the hospital?
   • Is there an economically feasible option for rehabbing the current facility for church and other community uses?
