A Closer Look:
Ed Hill's practice covers the full spectrum of real estate matters, including representation of sellers, buyers, and developers of commercial, industrial, and multifamily properties as well as representation of landlords and tenants of those types of property. He also represents both borrowers and institutional lenders in secured lending transactions. In addition, he has extensive experience in obtaining local and state land use approvals and in the creation and operation of common interest communities and other forms of shared ownership of property. Beyond legal representation, he works with his clients to provide added value through practical problem-solving advice and creative solutions that help achieve their business objectives.
Mr. Hill represents and advises his real estate clients through all phases of real estate investment, from acquisition and financing of a property through obtaining land use approvals, structuring of the form of ownership, and operation of a property and its ultimate disposition. He has frequently negotiated and obtained approval of special land use regulations that allowed his client to maximize the potential of the property. His representation of purchasers and sellers of real estate has included evaluation and resolution of title issues, negotiation of terms and conditions to resolve environmental issues and other risk factors, and negotiation of inventive ownership structures to meet the needs of the parties and to facilitate consummation of transactions. His experience representing lenders as well as borrowers in real estate financing transactions enables him to provide representation to a purchaser or property owner that facilitates acquisition and development financing of commercial properties.

The project required developing and passing special zoning regulations to allow diverse uses of the property for a cottage community, boating and fishing clubs, single-family residential developments, and open space/conservation purposes. Downtown Redevelopment - Rockford, Illinois |

| As a member of a three-person CRE Consulting Corps team, counseled the City of Rockford (the second largest city in Illinois) on redevelopment strategies for a downtown parcel of 26 acres with 16 buildings totaling nearly 800,000 square feet. The project included formulating terms and conditions for a master development agreement with private sector developers. |

| This project is one of Connecticut's "Six Pillars of Progress" projects for the rejuvination of the City of Hartford. It involved a redevelopment agreement and long-term space lease by the City of Hartford for the redevelopment of the retail, office, and parking components of the Hartford Civic Center. The project required the negotiation and implementation of tax-fixing agreements, the resolution of title issues, and the revision of the lease for operation of the coliseum and exhibition hall. |

| This project is one of Connecticut's "Six Pillars of Progress" projects for the rejuvination of the City of Hartford. The City of Hartford sold the 680,000 square foot former G. Fox Department Store building to the State of Connecticut and a private developer. It required negotiation and implementation of a tax-fixing agreement and lease back of approximately 50,000 square feet. |

| Land use approvals and property acquisition for the expansion of a suburban shopping center to replace an existing 38,000 square foot supermarket with a new 64,000 square foot facility. This project required the discontinuance and conveyance of a town road from the municipality and procuring easement rights for additional shopping center access. |
